About the role
To assist in providing a comprehensive Professional Valuation and Estates Management Service to the City Council and on behalf of the City Council when it acts as agent of another body.
Responsibilities
To inspect, survey, value, negotiate, report upon and conclude cases allocated to the postholder embracing:
Acquisitions (both by Agreement and Under CPO powers).
Disposals.
Negotiation and processing of leases (renewals/rent reviews), licences, assessment of premiums and service charges.
Easements/Wayleaves
Appropriations
Buildings insurance reinstatement valuations, including arranging for cover andprocessing of claims
Non-domestic rating assessments and appeals
Asset Register Work
Project Management of development/refurbishment schemes
General Estates Management work (e.g. lease variations, dilapidation's, rectification of breaches of covenant, protection of property rights)
To assist in providing strategic advice to other Departments and Members of the City Council in respect of the Corporate Estate.
To assist in the commissioning and monitoring of work as directed.
Experience
Have either passed the final RICS (General Practice Surveying) examination, or have an equivalent degree or diploma giving full exemption from the final professional examination of the RICS
Have a thorough knowledge of current legislation and valuation technique affecting acquisitions (by agreement and under CPO powers) disposals (e.g. freehold/leasehold etc) of property interests, landlord and tenant, non-domestic rating and buildings insurance matters.
