Building Maintenance Engineer
Location: West London
Pay Rate: £26.85 per hour (Umbrella)

A West London Local Authority is seeking an experienced Building Maintenance Engineer to join their Facilities Management team. This role involves performing inspections, preventive maintenance, and repairs on a variety of building systems, including HVAC, plumbing, electrical, fire safety equipment, and general building fabric.
Key Responsibilities:
Perform Preventive Planned Maintenance (PPM) and Reactive maintenance independently.
Inspect and maintain electrical systems and mechanical plant equipment.
Monitor Building Management Systems (BMS).
Fault-find and perform maintenance on DALI lighting systems, including lamping and changing drivers.
Conduct emergency lighting checks and tests.
Maintain air conditioning systems, air handling units, and fan coil units (filter changes and cleaning).
Reset chillers and adjust TMVs in compliance with L8 guidelines (temperature checks).
Handle small plumbing repairs, including unblocking toilets.
Perform fire alarm tests and checks.
Maintain pumps, motors, UPS systems, generators, power distribution, and boilers.
Conduct Portable Appliance Testing (PAT), calorifier maintenance, and sprinkler system checks.
Ensure general building fabric is maintained and complete all required logbooks.
Carry out flushing tasks in compliance with health and safety standards.
Essential Qualifications & Experience:
Minimum of 3 years' experience in building services maintenance.
City & Guilds Level 3 qualification in Electrical, Mechanical, or HVAC trade.
Strong knowledge of mechanical and electrical systems, and experience with the following:
Air conditioning units
Emergency lighting
Chillers and boilers
Fire alarms
Plumbing and general repairs
