Job Title: Void Supervisor

About the Role:
We are seeking a highly motivated and experienced Void Supervisor to join our property maintenance team in South London on a contract basis. In this crucial role, you will be responsible for overseeing all aspects of void property management, ensuring properties are quickly and effectively prepared for new tenants.
Key Responsibilities:
Oversee all aspects of void property management, including:
Inspection and assessment: Conducting thorough inspections of void properties to identify necessary repairs, refurbishments, and cleaning requirements.
Prioritisation and scheduling: Prioritise works based on urgency and tenant demand, scheduling and coordinating all necessary trades and contractors.
Quality control: Ensuring all works are carried out to a high standard, meeting all safety and compliance requirements.
Budget management: Monitoring and controlling void property budgets, ensuring cost-effectiveness and identifying opportunities for cost savings.
Health and safety: Ensuring all works are carried out safely and in compliance with all relevant health and safety regulations.
Communication: Maintaining effective communication with contractors, internal teams, and other stakeholders.
Inventory management: Overseeing the management of property inventories, ensuring accurate and up-to-date records are maintained.
Tenant liaison: Providing support and guidance to tenants throughout the void process.
Continuous improvement: Identifying and implementing opportunities to improve the void property management process and enhance efficiency.
Essential Skills & Experience:
Proven experience as a Void Supervisor or in a similar role within the property maintenance sector.
Strong organisational and time-management skills with the ability to prioritise and manage multiple tasks effectively.
Excellent communication and interpersonal skills, with the ability to build and maintain strong relationships with contractors, internal teams, and other stakeholders.
Good understanding of building maintenance practices and relevant building regulations.
Proficient in the use of property management software and other relevant IT systems.
Full UK Driving Licence and access to own vehicle.
Desirable Skills & Experience:
Experience working within the Social Housing sector.
Relevant trade qualifications (e.g., plumbing, electrical, carpentry).
Knowledge of health and safety legislation.
