Job Overview:
We are seeking an experienced and proactive Head of Repairs to lead our repairs and maintenance function within a leading housing association in the Northwest of London. This role offers an exciting opportunity to manage a diverse team and oversee day-to-day operations, ensuring compliance with all relevant regulations and delivering high-quality service to tenants.
Key Responsibilities:
Leadership & Team Management: Oversee a team responsible for repairs and maintenance services, including managing a Direct Labour Organisation (DLO) to deliver effective and timely repairs.
Housing Association Experience: Leverage your in-depth knowledge of housing associations to ensure that services align with tenant needs, regulatory standards, and organisational goals.
Repairs Management: Ensure that all repairs, planned and reactive, are executed efficiently, meeting service level agreements (SLAs) and compliance standards.
Complaints Handling: Effectively manage and resolve tenant complaints regarding repairs and maintenance, ensuring that issues are addressed promptly and in line with policies.
Resource Planning: Develop and implement effective resource plans to ensure that sufficient staffing, tools, and equipment are available to meet the demands of repairs and maintenance services.
Compliance & CDM Regulations: Ensure all activities comply with Construction (Design and Management) Regulations (CDM), Health and Safety, and other relevant legislation to maintain a safe working environment for both staff and tenants.
Stakeholder Engagement: Regularly communicate with internal and external stakeholders, providing updates on the status of repairs, upcoming projects, and any issues that may arise.
Reporting & Data Management: Maintain accurate records and reports on repairs, service performance, and resource allocation, using data to drive improvements in service delivery.
Essential Requirements:
Experience: Proven experience working within a housing association with a solid understanding of repairs and maintenance processes.
DLO Management: Strong experience managing a Direct Labour Organisation (DLO), including performance management and resource allocation.
CDM Regulations Knowledge: A strong background in CDM regulations and ensuring compliance within repair and maintenance projects.
Complaint Management: Demonstrated experience in handling and resolving tenant complaints efficiently.
Resource Planning Expertise: Experience in planning and managing resources effectively to ensure optimal service delivery.
Leadership Skills: Ability to lead a team effectively, motivating staff, and driving continuous improvement.
Desirable Skills:
Relevant qualifications in Health and Safety or CDM (e.g., NEBOSH, IOSH) would be beneficial.
Strong communication skills with the ability to liaise effectively with tenants, stakeholders, and team members.
Experience in budget management for repairs and maintenance services.
